Your Rights as an Ontario Tenant

The Ontario Residential Tenancies Act protects tenants across the province. Here are the key rights every GTA renter should know.

Right to a Habitable Unit

Landlords must maintain the unit in a good state of repair, fit for habitation, and compliant with health and safety standards — regardless of the rent amount.

Right to Privacy

Landlords must provide 24 hours written notice before entering a unit (except emergencies). You have the right to quiet enjoyment of your home.

Rent Increase Limits

For most tenancies (units built before November 15, 2018), rent increases are limited to the Ontario Rent Increase Guideline (2.5% in 2025).

Right to Dispute

Tenants can file applications with the Landlord and Tenant Board for disputes including maintenance failures, unlawful rent increases, and harassment.

No Discrimination

Landlords cannot refuse to rent based on race, ancestry, ethnic origin, religion, sex, sexual orientation, age, family status, disability, or receipt of public assistance.

Security Deposit Limits

In Ontario, landlords can only collect a last month's rent deposit — no additional security or damage deposits are permitted.
